Feasibility Study of Suzhou Phoenix City ( Suzhou City, Jiangsu Province, the Mainland China)
The subject development was located in Suzhou Industrial Park, Suzhou City, Jiangsu Province, and the Peopleˇ¦s Republic of China (the ˇ§PRCˇ¨) which was a large-scale residential development with a total site area of approximately 870,000 square meters.
The completed portion of the subject development is facing several challenges, which include the lack of product differentiation to cater for demand and customersˇ¦ preferences, poor reputation due to building quality, substandard design, delay of occupation and etc. These contribute to a lower sale prices and the lack of marketability of the project.
The exercise aims to study the feasibility of large-scale commercial development within the subject development so as to revitalize the subject development into a modern residential area supported by well-planned and sufficient commercial components. These serve to improve the general surrounding environment in one way and in another way to support a higher sale price that could achieve better investment return. In this exercise, we had undertaken study on the economic and real estate market in the area and proposed a conceptual plan regarding the commercial part. Marketing and positioning strategies including study on target customer, recommendation on suggested theme, tenant mix and marketing campaign etc. had also been made. |

Feasibility Study of Beijing Friendship Store (Chaoyang District, Beijing, the Mainland China)
Our client was planning to redevelop the Beijing Friendship Store site located at Chaoyang District, Beijing and was interested in knowing which type of development option constitutes the highest and best use for the site in order to maximize return to investors.
In this exercise, we together with other specialist had undertaken analysis of each possible use ˇV office, retail, hotel and serviced apartments. For each potential combination of uses we calculated the likely performance in terms of rental, rental growth, and vacancy. We then developed a sophisticated financial model to test all the development options through a linear programming approach. Based on all the assumptions we made during our market analysis and additional assumptions on development costs and expenses, this financial model helped us determine which development option produces the highest NPV and is therefore financially most attractive to investors. |

Feasibility Study of Xinzhuang Town, Minhang District (Shanghai City, the Mainland China)
An approximately 1,200,000 square meters site was planned to be developed into a Mini Central Business District specializing in tertiary sectors. We were appointed by local government to recommend the usage of the site.
The project included the studying of the macro and micro economics, spacesˇ¦ supply and demand of tertiary sectors in Shanghai and the subject area. In addition, a deep analysis on the position, theme and planning parameters of other Mini Central Business District in the Mainland China and other countries was carried out. |

District Regeneration ˇV Land Economic Analysis (Changchun City, Jilin Province, the Mainland China)
RHL International was appointed to provide professional advices regarding the economic viability and development option of various land parcels located in an old district of Changchun City. The project included the conducting of market research, analyzing the cash flow, valuing the market value of land, estimating the development cost, suggesting and recommending the best and highest use of each land parcel. |

Sai Kung Tourism and Recreation Development Plan (HKSAR)
RHL International was appointed by Sai Kung (New Territories, HKSAR) civil groups as a leading consultant to provide concrete ideas and analysis on tourism and recreational development. RHL International submitted an evidential report to the Government and assisted in lobbying for the implementation of development. The total site area was about 184.5 square kilometers, including 63 islands. |

Cheung Sha Wan Shipyards - Compensation Assessment & Relocation to Stonecutters Island (HKSAR)
RHL International acted as the leading Consultant for seven shipyards in Cheung Sha Wan (Kowloon, HKSAR) to claim compensation under the West Kowloon Reclamation and Ports & Airport Development Scheme. RHL International also acted as the project manager in the relocation process, and construction of new shipyards. RHL international was again appointed by shipyards to apply lease extension with government. |

The total site area was about 135,000 square meters, with total gross floor area of approximately 675,000 square meters. RHL International also assisted in giving planning advices to this new City Centre with an area of about 4.24 hectares. |
